Built for solo hosts and small operators

One denied claim costs
weeks of income.

You handle the guests, the cleaning, and the claims on your own. When something goes wrong, you are the one who absorbs the loss. An 8-minute inspection at every checkout is the only thing standing between you and a denied claim.

Free plan covers one property with full inspection workflow. No credit card required.

The solo host reality

Why individual hosts are more exposed than they realise

A property management company losing one AirCover claim is a line item in a monthly report. An individual host losing one claim is a month of income, sometimes more. The same dollar amount hits differently when there is no portfolio to absorb it.

Solo hosts are also more likely to have evidence gaps. Without a staff workflow that makes inspections automatic, the inspection happens when the host remembers, when something looks wrong, or when there is time between bookings. That inconsistency is exactly what guests exploit in disputes. The pre-existing damage defence works precisely because the host has no before record to rebut it.

The protection gap is not about effort. Most solo hosts care deeply about their properties and document damage when they find it. The gap is structural: the evidence that wins claims is collected before damage appears, not after. An 8-minute workflow at every checkout closes the gap without changing anything else.

The three gaps that lose solo host claims

What goes wrong when you manage everything alone

No before record

The problemPhotos taken when damage is found cannot prove who caused it. The guest says it was pre-existing. Without a pre-stay inspection, you cannot prove it was not.

What Checkout Shield doesPre-stay and post-stay inspections paired automatically for every booking. The before record exists by default, before any damage occurs.

Metadata stripped from photos

The problemPhotos shared through WhatsApp, saved to iCloud, or exported from editing apps lose their GPS and timestamp data. Reviewers cannot verify them.

What Checkout Shield doesServer-recorded GPS and timestamps attached at capture, before any sharing or transfer. The metadata stays with the report, not the device.

Evidence on your device

The problemPhotos stored on your phone or personal cloud can be challenged: you could have taken them anywhere, at any time, and edited them.

What Checkout Shield doesEvery photo stored on servers with an integrity hash. A public verification URL the reviewer opens independently, without logging in or trusting you.

The solo host workflow

8 minutes at checkout. Full protection for the next claim.

01
Guest checks outBefore you enter the property, open Checkout Shield on your phone. The property is already set up. No app download, no per-booking setup.
02
Run the post-stay inspection in 8 minutesWalk each room in order, take two to four wide shots per room. GPS and timestamps are recorded automatically. You do not need to think about metadata.
03
Submit and get the verification linkSubmit before you start cleaning. Your verification link is ready immediately. The evidence is on file before any cleaning begins.
04
Clean and then run the pre-stay inspectionAfter cleaning, run the pre-stay inspection for the incoming guest. Two reports per turnover, paired automatically, ready for any future claim.
05
If damage appears, the evidence is already thereOpen the Resolution Center, attach your verification link, and file the claim. The before-and-after comparison is already documented. No reconstruction needed.
What individual hosts get

Everything a solo host needs to protect a single property

Pre-stay and post-stay inspections

Paired automatically for every booking. The before-and-after record exists by default, before any incident triggers it.

Server-verified GPS and timestamps

Recorded at capture, not from the device clock. No metadata is lost when sharing. Evidence a reviewer can confirm without trusting you.

Works on any phone, no app required

Open in any mobile browser, take photos, submit. No installation, no per-device setup. Works on any phone the host or cleaner uses.

Tamper-evident photo storage

Every original photo is hashed at capture. Any later edit produces a detectable mismatch. Evidence integrity is structural, not claimed.

Public verification URL for every report

A link Airbnb, guests, insurers, and small claims courts all open without an account. The same evidence works across every dispute channel.

Free plan for one property

The numbers

One claim versus one year of protection

A typical individual Airbnb host with one two-bedroom property and 60 annual bookings experiences roughly one damage incident per quarter that is worth filing for. Average claimed amount: $450. Average approval rate without evidence-grade inspections: below 50 percent. That is one denied claim per year absorbing the full cost, plus the time and stress of a failed dispute.

The cost of Checkout Shield for one property for a full year is a fraction of that single denied claim. The free plan is zero. The math works from the first booking.

You are not paying for an app. You are paying to not absorb the cost of the next denied claim.

For a personalised estimate of your annual exposure, the free Airbnb damage risk calculator gives you a number based on your specific property and booking volume.

Individual host FAQ

Questions solo hosts ask before starting

Direct answers to the questions individual Airbnb hosts ask most often.

01

I only host occasionally. Do I really need an inspection app?

The hosts who get surprised by denied claims most often are the ones who host occasionally and assume their informal photo record is sufficient. Occasional hosting means fewer inspections, which means when damage appears the evidence gaps are more likely to be significant. One denied claim on a modest property typically costs more than a full year of Checkout Shield. The question is not whether the math works. It is whether you want to be exposed to the downside.

02

I do everything myself without cleaners. Can I still use Checkout Shield?

Yes. The inspection is designed to be run by the host directly, without staff. You arrive at the property after the guest departs, run the inspection before you start cleaning, and submit the record. The workflow is the same whether a cleaner or the host performs it. Most solo hosts complete a two-bedroom inspection in 8 to 10 minutes.

03

How long does an inspection take for a one-bedroom apartment?

Five to seven minutes for a one-bedroom, eight to twelve minutes for a two-bedroom. The first few inspections take slightly longer as the workflow becomes familiar. By the fifth inspection, most hosts are at the low end of the range. A 6-minute inspection at every checkout is about 2 hours per year for a property with 20 annual bookings.

04

Do I need to inspect even when everything looks fine?

Especially then. The routine inspection has most of its value when nothing is wrong, because it builds the before-and-after record that covers you when something eventually is. A host who only inspects when damage is suspected has no baseline. The first time a guest disputes pre-existing damage, the evidence does not exist yet. The inspection that runs on a clean property is the evidence that protects you on the next property that is not clean.

05

Can I use Checkout Shield on my phone?

Yes. The inspection runs entirely on your phone, in any mobile browser, without downloading an app. You open the link, walk the property, capture photos, and submit. The GPS and timestamps are recorded automatically in the background. The verification link is ready before you leave the property.

06

What does the free plan include?

The free plan covers one property with full inspection functionality: pre-stay and post-stay inspections, GPS-verified timestamps, tamper-evident photo storage, and public verification URLs for every report. Upgrade to Pro when you want additional properties or the PDF export and priority support that comes with the paid tier.

07

I only have one property. Is the cost justified?

A single AirCover claim for furniture damage typically runs between $400 and $1,500. A denied claim recovers nothing. The annual cost of Checkout Shield on one property is a fraction of a single denied claim. The math works from the first inspection cycle. The free plan means the math works from the very first reservation.

08

What if I do not have time for an inspection between back-to-back bookings?

Back-to-back bookings are exactly when the post-stay inspection matters most. Without a post-stay record before the next guest arrives, any damage found later cannot be attributed to a specific booking. An 8-minute inspection between checkout and check-in is the minimum required to keep the evidence chain intact. If the turnover window truly does not allow 8 minutes, the booking cadence is a separate problem worth solving.
