Is AirCover Really Free? The Depreciation Catch Every Host Should Know

AirCover is free in the only sense the word is used in the marketing: there is no premium, no policy to buy, and no deductible to pay before a claim is considered. It is included with hosting. The catch is not hidden in a fee. It is in how the payout is calculated, what you have to produce to trigger it, and which of your real losses it was never designed to cover.

Short answer: yes, AirCover costs you nothing to have. What it costs you is on the claim side. Payouts on used items are typically calculated at depreciated value rather than what you paid, the evidence burden sits entirely with you, and the parts of a bad incident that hurt most, such as blocked nights and your own time, are the parts least likely to be reimbursed.

What to do with that: treat AirCover as the first layer, not the whole answer. Know the depreciated number before you file, and decide separately whether a real policy belongs behind it.

What free actually buys you

The programme is genuinely substantial, and hosts who dismiss it as marketing are wrong. It provides up to $3 million of host damage protection and up to $1 million of host liability insurance, with no premium and no deductible, applied to bookings made on the platform. For a hobby host with one listing, that is more protection than they would otherwise carry.

It is also the reason security deposits disappeared from the platform. The old model held a guest’s money against damage; the current model asks the platform to stand behind the claim instead. Whether that trade favoured hosts is a real argument, and it is set out in do Airbnb security deposits still exist in 2026 and in why the security deposit was removed.

The scope is covered properly in the AirCover for Hosts guide, and the confusion between the host programme and the traveller-facing one, which is a different product with the same brand, is untangled in AirCover for guests versus AirCover for hosts.

The depreciation catch, in numbers

Here is the mechanic that surprises people. Damage protection generally pays what the item was worth at the moment it was damaged, not what a new one costs. A television bought four years ago is valued as a four-year-old television. You will be replacing it with a new one at today’s price, and the difference between those two figures is yours.

ItemWhat you noticeWhat the payout follows
Four-year-old televisionThe price of a new equivalentThe value of a four-year-old set
Mattress halfway through its lifeA full replacement invoiceRoughly half of it, depending on expected life
Structural repair, such as a wall or floorA contractor invoiceUsually close to the invoice, because it is a service not an asset
Linens and towelsWhat you paid last seasonVery little. High turnover, short expected life

The pattern is consistent: labour and services survive close to their invoiced value, while goods are written down by age. That is not a quirk of AirCover, it is how indemnity works across most insurance, and knowing it in advance changes what you claim for. The detail sits in how much AirCover actually pays.

Run the arithmetic before you file rather than after the award. The Guest Damage Cost Estimator shows repair cost, likely depreciated payout and the gap between them for a specific item, and the gap is the number you are actually exposed to.

The second cost: evidence is your job

Free protection does not mean automatic protection. The burden of proving cause, timing and cost sits with the host, and the standard is not casual. Since April 2026 the platform applies a stricter evidence rule that rejects AI-enhanced and AI-generated images, which means the ordinary phone habits of brightening a dark photo can invalidate the file. See the 2026 evidence standard and why Airbnb rejects your photos.

In practice the evidence requirement is the real price of the programme, paid in ten minutes per turnover rather than in currency. Hosts who pay it collect. Hosts who do not, discover on their first claim that a genuine loss with no before-record is indistinguishable from an invented one.

That broken item cost more than the repair bill

The third cost: what is outside the programme

Some of the most painful losses in a bad month are the ones no damage programme addresses.

  • Blocked nights. Loss of income cover is narrow, and a week of unbookable calendar during a repair is often the largest single number in the incident.
  • Your own labour. The hours spent photographing, chasing quotes, messaging and appealing are not reimbursed.
  • Direct bookings. Nothing from the platform reaches a stay booked through your own site. See direct-booking damage with no AirCover.
  • Your building and contents generally. Fire, storm, escape of water not caused by a guest: that is property insurance, not AirCover.
  • Wear and tear. Never covered, and it is the most common denial reason. See wear and tear versus guest damage.
  • Anything filed late. The window is 14 days from checkout or the next guest’s arrival, whichever comes first.

This is the honest reason experienced hosts carry a policy as well. AirCover versus host insurance compares the two layers directly, short-term rental insurance providers compared covers the specialist market, and does homeowners insurance cover Airbnb covers the exclusion most hosts do not discover until they claim.

How to use a free programme well

Three habits separate hosts who get paid from hosts who are disappointed, and none of them cost money.

First, document every turnover the same way whether or not anything is wrong, so a before-record always exists. Second, claim the lines that survive review, which means invoiced repairs and services first, depreciated goods second, and speculative loss of income last. Third, file inside the window even when the file is imperfect, because a mediocre claim inside the window beats a perfect one filed too late.

Then check the file before you submit it. The free Claim Strength Checker scores evidence depth, timing, quality and presentation, which are the four things a reviewer weighs, and it will tell you which one is dragging the claim down.

The honest summary

AirCover is free and it is worth having. It is not indemnity, it is not insurance for your building, and it does not pay what a new replacement costs. Price the gap yourself: depreciation on goods, blocked nights, your own time, and everything that happens on a direct booking.

Once you can see that gap in numbers, the decisions get easy. Document properly so the covered part actually pays, and buy a policy for the part that never will.

The evidence half is the part you control

Checkout Shield turns every turnover into a GPS-verified, timestamped, tamper-evident report with a public verification link. It is the before-record AirCover asks for, captured in minutes, before anyone needs it.
